Special Purchase Loan Programs

  • SPARC.  This loan program uses mortgage revenue bonds to provide financing at 1/2 percent to one percent lower than VHDA's standard below market-rate.

  • VHDA First Time Home Buyer Programs. VHDA offers special financing programs with more affordable terms than may be available through standard mortgage loans.  There are programs targeted to low and moderate income first time home buyers, as well as existing homeowners.

  • FHA Loans.  Since its inception in 1934, the Federal Housing Administration (FHA) has provided vital public services contributing to the health and well-being of individuals and communities through its nationally administered programs.

  • VA Loans.  More than 29 million veterans and service personnel are eligible for VA financing. Even though many veterans have already used their loan benefits, it may be possible for them to buy homes again with VA financing using remaining or restored loan entitlement.

  • HUD Teachers Next Door.  This program encourages teachers to buy homes in low and moderate-income neighborhoods.

  • HUD Police Next Door.  The Officer Next Door (OND) program encourages increased community safety by making homeownership faster and more affordable for Law Enforcement Officers.
